This is some great commentary and I agree- there are signs of life in the market.  I have a couple clients in California who are competing on properties with multiple offers on the first day on the market.  Sounds like 2005 all over again.  However, I personally am skeptical we are out of the woods yet on the economy.  It will be interesting to see what the economy does once the government stimulus programs expire.  Bernanke himself even stated recently that the economy is not yet self-sustaining without government stimulus.      </div>
