As the Luxury industry enters 2009, some luxury executives look like deer caught in the headlines–paralyzed by the terrifying headlines and by declining sales. Yet, genuine luxury purveyors know that luxury is, and always has been, a cyclical business. They see 2009, and beyond, as a golden opportunity to deliver on the luxury fundamentals, to radically innovate, continuously adapt their offerings and business models, and position their brands for long-term leadership. Here are some trends we predict for 2009 and beyond:

1. Traditional Luxury Dramatically Accelerates its Internet Activities in Response to Innovators The Luxury Institute has been presenting the empirical case directly from the voice of the wealthy consumer for luxury brands to make their websites the centerpiece of their online and offline strategies since 2006. Nevertheless, the traditional luxury industry has been slow to adopt Web 2.0. Meanwhile, innovators such as Gilt, Ideeli, A Small World, Portero, Vivre, Couture Lab and several off-the-radar players such as Bespoke Global, are gaining traction online via membership models, global communities, and by aggregating categories of bespoke luxury designers and producers in one-stop-shop destinations. Their economics will become much more compelling as the economic downturn makes opening stores and traditional advertising economically challenging. Look for all types of traditional luxury goods and services providers to begin to imitate the techniques of these luxury innovators, or to acquire them.

2. Luxury Awakens to the Influence of Generations X and Y on Technological Adoption and M-Commerce According to a Luxury Institute Wealth Survey of luxury consumers and mobile device usage, 22% of consumers have executed a transaction via a mobile device, while 21% have made a payment via mobile. Those doing so tend to be under 45 years-of-age, but significantly wealthier, with HH net-worth at $5+ million. Luxury should be leading M-Commerce innovation since it creates an enhanced experience for all customer segments. Generation X and Y shoppers are influencing the lightning speed with which consumers of all ages, including boomers, are embracing mobile technology for on-the-go entertainment, search, and transactions. Look for a few luxury innovators to make a more serious effort to experiment with M-Commerce in 2009, especially internationally, as luxury quickly discovers that it must seriously address the mobile needs of the wealthy constituents of Generation X and Generation Y, as well as the mobile needs of Boomers.

3. Price Does Matter - Luxury will Appeal to the Rational Brain Again In the recent boom, some in the luxury industry, and their cheerleaders, deluded themselves into believing that the more expensive an item, the greater its appeal to the wealthy, regardless of quality, functionality and service experience. University research suggested that the more expensive a consumer was told an item was, regardless of the fact that it was the same quality as a much lower priced item, the more the happy chemicals in the brain approached a state of bliss. In times of economic crisis, that high can only last so long. Most of the wealthy are self-made, and have sacrificed to earn every cent while delivering great quality and service to their own customers. Like their customers, they use both sides of their brains to make luxury purchasing decisions. One empirical example: an October 2008 Luxury Institute WealthSurvey shows that when it comes to luxury travel, the top two factors influencing vacation destination decisions are: scenery and nature (58%), and cost (56%). So, it’s back to value-added luxury fundamentals in 2009.

4. High-End Philanthropy Phase Three: Doing Good Becomes a Way to Salvage Reputation for Discredited Wealthy In 2007 we noted that Bill Gates and Warren Buffet’s entry into big-league philanthropy created the “alms race” we had predicted. Many billionaires followed. In 2008 we noted that their participation, and the trend they started, created a new level of scrutiny for ineffective philanthropies to deliver results. While this trend continues, we now also expect many discredited Wall Street executives to turn a new leaf in an effort to save family legacies and reputations and get into the high-end philanthropy game. It’s not much fun for kids to have the wealthiest parents in private school when everyone knows they made their money in a Ponzi scheme that brought the world economy to its knees. Repentant wealthy executives have begun to carve out new family legacies by engaging in serious philanthropy. The search for redemption is part of the human journey and the attempt by these super-talented executives to make a difference in world-class problems will be embraced.

5. Luxury will Embrace Corporate Social Responsibility as a Critical Component of the Business Model, not Just a Slogan For several years, the Luxury Institute’s impartial research has documented the rise in relevance of Corporate Social Responsibility. Luxury Institute surveys document that wealthy consumers have increased their preference for socially responsible brands from 51% in 2006 to 57% last year. Expect that number to rise dramatically by 2009. The global crisis of confidence in governmental, financial and other institutions will drive luxury consumers to demand that luxury brands serve not just them, but society as a whole. They will require luxury brands to be ethical with all constituents, charitable in ways that make a difference to their beneficiaries, and eco-friendly in ways that can be documented. It might mean we will see, among other changes, a reversal in luxury charity events where 80% of proceeds go to lavish fun for the attendees and 20% to the beneficiaries. The good news is that these enlightened practices will elevate luxury to a new level in the eyes of all of its constituents, including young aspirationals, who are even more sensitive about these practices than their elders

6. Classic Luxury Spending and Selective Indulgence Coexist, Guided by Trusted Advisors In the midst of this financial crisis, and the populist backlash on unearned financial services wealth, many wealthy consumers are a bit confused and feeling a tad defensive about luxury, even if they have money to spend. Consequently, many wealthy consumers will opt for classic luxury that is unique and exclusive, with exquisite artistic design, craftsmanship, and quality, delivered with impeccable service. They still covet their favorite Lamborghini sports cars, Judith Leiber handbags, Christian Louboutin shoes, Harry Winston jewelry, and Ritz-Carlton experiences. That’s good, because luxury spending has a strong and positive multiplier economic effect on society. At the same time, they are selectively looking for a few playful indulgences in their favorite categories that they can enjoy in privacy with family and friends.. Personal shoppers, travel agents, realtors, car dealers, interior designers and others who have earned the ironclad trust of clients over the years will have the advantage of curating customer experiences that indulge, but don’t overreach, for their loyal clients.

7. Trust, Authentication, Validation and Certification Become Part of the Luxury Lexicon The financial meltdown has its roots in a crisis of confidence that began in real estate as far back as 2006. Trust in credit ratings institutions such as Moody’s and Standard & Poor’s, and in quasi-governmental institutions such as Fannie Mae and Freddie Mac, and in financial institutions such as AIG, Bear Stearns, Lehman Brothers, Merrill Lynch, Morgan Stanley and even Goldman Sachs, has declined precipitously, as indicated by their financial results and stock prices . Several paid the ultimate price for this lack of trust. Luxury too, is down, partly because some purveyors have forgotten what true luxury means to the customer. As online communities, social networks and ratings hubs dot the Internet landscape, expect luxury consumers to look extensively to their own trusted peers for guidance on what is, and, what is not, true luxury. These now-wiser consumers, who are reeling from loss of net-worth and income, will scrutinize luxury brands far more carefully going forward, and will rely on authenticated, validated and certified ratings to make purchasing decisions. They will expect luxury brands to be transparent, and to independently authenticate claims, such as country of origin, quality, customer referrals, and social responsibility, like never before. Finally, in these troubled times, many experts will herald the death of luxury. If you are a true luxury purveyor, you will not flinch. You will do what true luxury purveyors have done for hundreds of years in up, and down, cycles: execute the fundamentals as inspired and defined by your customers’ needs and desires, consistently and extraordinarily well. Men and women who achieve the best will always seek the best of everything. That is why luxury has brands that span centuries, while most other industries don’t.

SEPTEMBER 2008 STATISTICS FOR SINGLE FAMILY RESIDENCES – HONOLULU, HAWAII
Honolulu Board of REALTORS’® Monthly Statistical Report for September 2008 (released October 1, 2008). Each month, the Honolulu Board of REALTORS® issues a statistical report analyzing residential real estate activity on the island of Oahu. In addition to the general island-wide statistics, following is information for select individual neighborhoods:

The statistics for this month are significantly different from last month, it is amazing! Comparing September 2007 to September 2008, the median price for a home in 2008 was down 33.3% (the same comparison for August 2007 and August 2008 showed the median price was up 37.8%). For the year-to-date statistics for January through September of 2007 versus January through September 2008, the median price for the neighborhood was up 7%.

The statistics are not specific (as provided by the Honolulu Board of REALTORS®), since the Diamond Head area (a high-end neighborhood) is mixed into the Kapahulu area (a moderately priced neighborhood). For the Kapahulu-Diamond Head area, the median price decreased by 3.3% compared to the same month in 2007. For the year-to-date (January through September of 2007 compared to 2008), the median price decreased by 3.3%.

September 2007 compared to September 2008 had a -14.1% increase in the median price. Comparing January through September 2007 and the same period in 2008 shows a decrease of 4.9% in the median price.

Other Specific Neighborhoods – There is no substitute for market information from people who are qualified and who know your market. The best way to view a specific neighborhood is to have your agent prepare and review a Comparative Market Analysis with you. For example, the MLS service permits us to do searches within very discrete Oahu neighborhoods, including Kahala/Black Point, Diamond Head, Ala Moana/Kaka’ako, Waikiki/Gold Coast, Hawaii Kai/Portlock, Hawaii Loa Ridge, Kailua/Lanikai and the North Shore.

It has been our experience that the neighborhoods that we concentrate on are less volatile than the market as a whole, which is down about 10%. Part of that involves the worldwide demand for spectacular luxury properties in outstanding locations.

Relative to the overall Oahu market, according to Harvey Shapiro, the Research Economist for the Honolulu Board of REALTORS®, “It appears that the Oahu housing market is reacting to the economic crisis that has been affecting financial markets worldwide.”

From his blog: Some East Bay Real Estate Is On The Slippery Slide Of FEAR!

Once you get on the Slipper Slide of Fear, it is difficult to get off! Please stay off that slippery slide!

Left to right: Jim Walberg and LuxuryRealEstate.com Publisher John Brian Losh at the 13th Annual Fall Conference in Philadelphia.So, I picked up USA Today last Saturday on my flight to the Luxury Real Estate Fall Conference in Philadelphia where I was a presenter. The USA Today headline was, “FEAR is a slippery slide!” In some of my past comments I have used the sailor’s mantra, “Do not be fearful!” It still applies today, in spite of an almost 900-point recovery on the Dow Jones the past two days. Don’t forget… once you step on the “slippery slide” of fear, the momentum carries you away very quickly.

And we are the ones that need to be that voice. I just completed a walk from the Philadelphia Ritz Carlton to Constitution Hall, the Liberty Bell, and other reminders of the work our founding fathers did on our behalf 230+ years ago. What an inspiring day! (You may recall this is the organization that is the acknowledged authority of luxury real estate! It was founded by John Brian Losh with a vision of connecting the best luxury brokers and agents in the world – 1,900 members from 65 countries.)

Do you think they were afraid? Of course they were. But, the consequence of letting fear paralyze them from action was not acceptable. Instead of the “slippery slide” of fear taking them away from the liberty and freedom they so dearly wanted for our country, they discovered – step by step – the actions needed to create the most incredible democracy in our world’s history. It was very hard. Thousands of lives were lost as part of that payment for liberty. And, the founding fathers never lost site of end result that was required – FREEDOM!

Paul Revere, the famous forerunner who called his countrymen to arms in time to fight the British in the Revolutionary War.There is a book I have enjoyed reading several times – “The Tipping Point.” They have a very insightful analysis of Paul Revere’s ride in Boston a few days before the Revolutionary War was officially declared. His ride was so effective that it mobilized the citizens along his route in a manner that called them to action in stopping the British from confiscating their arms stored in Concord. Did you know there was a second rider who was sent in a different direction to alert another section of Massachusetts to immediately prepare to defend Concord. Does anyone remember his name? In fact, I had never heard of him before I read “The Tipping Piont.” He was totally and utterly ineffective in his call to arms.

Paul Revere was one of the most respected local authorities on what was happening within the colonies which he believed required a liberation movement to break away from British rule – even if it meant war. I would like to be as effective as Paul Revere during these uncertain economic times. We are the local citizens calling our “citizens” to action in order to work through the financial crisis we are in. From his blog: Economic Meltdown Causes Fear In East Bay Real Estate Community!

No matter how positive and resilient one is, we are in stormy economic times! However, opportunities abound in the midst of this economic hurricane!

Left to right: Jim Walberg and his friend Bob Waun, President of Vacation Finance.I was chatting with my friend, Bob Waun – president of Vacation Finance, which is headquartered in Michigan – about the financial meltdown going on in the credit markets and the stock markets. He asked if I was afraid for what is next for our real estate businesses in the Bay Area and the Caribbean. I told him, “Nah… we are still having the time of our life!” The mantra of a sailor is…, “Do not be fearful!” And, the definition of FEAR is False Evidence Appearing Real! If you didn’t know, my favorite condition in sailing is with the gunnels (side rails on each side of the boat) in the water and salt water spraying all over me. You can’t imagine the big grin on my face while I am sailing in those conditions. However, it is not the time for the faint of heart if you are a sailor in stormy seas. It is the time when experience pays off.

Both our Bay Area and Caribbean real estate businesses are thriving… however, it is taking all hands on deck to pull it off. We are blessed with a great team who only look at the glass half full, and are committed to creating a GREAT experience for our customers. Many of our competitors are running down to Starbucks talking about how the sky is falling. The vacuum they are leaving within our real estate community is amazing, and whoever fills that void today will have a larger market share when the market shifts again – which it will. In order to make it through these tough financial times we all need to work together, side by side, realizing storms don’t last forever. At the end of Bob’s and my conversation, he left me with these thoughts:

Faith, beliefs and conviction can be fickle friends when they are tested by panicked masses. “The end is near!” seems to be the chant of the crowd across the world today. But what of substance has changed within our global economy. Did a world of Fathers change their commitment to feed and clothe their children? Did Mothers decide that the generic brand cereal would be fine in mass? Did we stop wanting nice things and suddenly over the weekend decide to settle for less? What is the shift that causes such a panicked response? What fundamental changes are causing us to doubt the future? Purely fear of what “MIGHT” change. Does that sound rational to you?

Historians and economists can attest that
humans don’t always act rationally en masse, but as individuals we can still choose to be rational – to act out of faith and conviction, not panic. ”Looking back on it, I was a trader in the pits of the S&P in 1987. It was the most exciting and profitable stock market opportunity of my lifetime,” a friend told me today… Did he notice it at the time? No. He said he was scared to death, but he kept at his work of trading stocks in the best way he could. Life is clearer in the rearview mirror. Regret is more painful than overcoming fear…

People prepare their boat against the coming of Hurricane Ike. Stay in the ship and wade out the economic crisis to enjoy the most safety.In a storm, it is not time for people to jump ship and swim to safety. A storm is the time for experienced sailors to do their work and sail through it. It doesn’t mean we are not afraid. However, it does require us to not panic – which could cause our ship to go down. I promise we will all will make it through this economic mess. We may get wet and a bit wind-blown, but working together, we will get to a safe harbor and live to see another day when we will look back and tell the stories of how we made it through the storms of 2008 and 2009. In some countries you could be paying tax in your home country on pension income of 40 percent or even higher, so the 5 percent is something that really needs to be taken into consideration when buying abroad.

In addition, the Government of Southern Cyprus is making big strides to be a serious contender in the world of “movers and shakers.” Developments are increasingly for the luxury market, and soon to be released is a Marina Resort in Limassol. This is to include a manmade island for residential villas, plus there is rumoured to be a 5-star hotel and berths for 600 privately owned boats. All of which is to be in the heart of the old town of Limassol and its rapidly growing commercial and business centre.

“Southern Cyprus is rapidly changing and those who are astute can be part of this altering picture – one that is creating a supremely elegant and sophisticated island to appeal to discerning buyers from around the world. A shrewd buyer looking at the current market place will not be disappointed with Cyprus and in particular luxury real estate in Limassol,” concludes Serge.

From his blog: What’s the market doing? And the Russians ARE coming

R. CHAYLA Immobilier logoThere are a lot of mixed signals out there and different people have different angles on the French property market at the moment. The Brits are still buying, but not in the numbers that they used to. But then again July and August are generally quiet months for the Brits to buy.

On the other hand, there is still, and increasingly more so, lots more interest from the Dutch, German, Belgian, Swiss and Scandanavian countries, but more than ever it’s the French.

France hasn’t really been affected by the credit crunch due to the fiscal regulations that exist. We did see some small protests when the fuel prices were increased but even that’s come down again now to a more reasonable level.

Strangely, we’ve seen lots of clients with budgets of 1 million-plus euros and are just starting to see the spread of Russians starting to come across from the cote d’Azur and they’re really holding up and maybe inflating the prices at the top end of the market, saying that there are lots of properties on the market, and we are seeing stronger negotiating from buyers, but within reason.

With Languedoc becoming the fourth biggest in France for industry the prices should still see some rise and figures have been quoted at approximately 7 percent by a respected body of real estate agents which is up from last year’s figures. Personally, I think this might be a little on the high side and we should wait and see what the third quarter of the year brings us.

In the midst of the biggest financial meltdown since the 1930s some hard questions are being asked of Jim Walberg this week.

The people who have an interest in the Caribbean real estate markets are afraid. They are asking some very hard questions that need to be immediately addressed by our Federal government as to how a further financial collapse can be averted. You may recall my past article about the mantra of a sailor as he sets off on a voyage – Do Not Be Fearful! Well, it is a challenge to get to that place when the walls or the U.S. financial structure seem to crumbling down before our very eyes. There is no getting around the fact it is a historic financial mess. My focus is to always get to “what is” as fast as possible, and start making lemonade out of the truck load of lemons that has just been dumped on our front porch.

Mike Lissack, a former top Wall Street player who now focuses on real estate and is a great source of expert information.When I want some well-thought-out ideas on National financial issues I call my REALTOR® friend in Naples, Florida. His name is Mike Lissack. He is one of the smartest financial minds that I know. He came to real estate from a long and successful career on Wall Street where he was named by Worth Magazine as one of “Wall Street’s 25 Smartest Players”, and is one of the top 100 Americans who have influenced “how we think about money.” Before he retired from money management he directed more than $25 billion of investments, supervised their financial reporting, and assisted in the design of their risk management and investment operations.

So we have been corresponding about the financial meltdown that is surrounding all of us. He has some pretty interesting ideas as to what he would do if he was in charge of the direction our Nation takes next, regarding making sure these events never happen again. I felt it was important for you to also review what he has been proposing to me. Here are his latest thoughts, given the events of the last few days. Mike’s view on the financial solutions of our current crisis is we need someone in our government to take proactive action NOW! Here are some more of his suggestions for your consideration, and those of my Caribbean friends asking some very hard questions:

Now that all of Americans again “own” another financial institution because a bailout was required – AIG – and the Feds have stepped in and are claiming they will finally fix the financial mess that our country finds itself in, there are further urgent steps that are needed now:

1) Remove the FDIC cap or raise it to $250k (we do not need any runs on the bank)

2) Nationalize the rating agencies – they do not do their assigned task – they rated junk bonds “AAA”, and then their reversals of these ratings led to the present financial meltdown. Ratings are a utility that needs to be performed by competitive institutions who answer to investors – not issuers and NOT bankers.

3) Establish a “swaps” clearinghouse and prohibit implicit leverage on “swaps” by legislating that no position can be swapped or hedged more than once without a prior trade being offset.

4) Prohibit “third order and higher” derivatives. There is an underlying transaction, it spans derivatives. Then there are derivatives which rearrange the first set of derivatives. At that point, enough is enough!!! The system cannot deal adequately with the complexities of continuing to dilute and issue more derivatives using the same bundle of “AAA bonds” that are actually junk.

5) Write down 90 percent of current appraised value guarantee on Fannie and Freddie mortgages.

6) Announce a national shared equity appreciation fund into which the excess of the 90 percent of current appraised value loans can be dumped.

This is a summary of his second round of suggestions for me to consider. His first email addressed the Fannie Mae and Freddie Mac mess. Let me know your thoughts. The fear is practically palpable and we are right on the edge of crumbling… why? Are there fewer workers, fewer skills, reduced demand or anything like that? No. The big problem is greed and pride. Honestly, it’s very hard for me to find anything positive in this current situation. Dishonesty has become so rampant that the truth is becoming harder to find. Why should we fall? My heart is filled with sorrow and disgust. I am not a negative person, but it seems to me that the foolishness of a few people has led to the destruction of much that good people have built up. How can we let this stand?

As promised in my last luxury real estate blog entry, here is my discussion of some meaty topics I’ve wanted to talk about for a little while. The past few weeks have been pretty thrilling, wouldn’t you say? Wall Street dropped an incredible 504 points on Monday and 449 points on Wednesday. Fannie Mae and Freddie Mac, organizations designed to create stability, have failed. Other financial institutions, once seemingly healthy and sound, are facing bankruptcy and other troubles. Think that’s bad enough? Russia’s stock market is doing considerably worse.

Okay, that’s the bad news. Now let’s take a step back and switch gears a little. I am an optimist. I believe that good wins in the end. I think that right now many bad companies and practices are facing the fact that they have built upon a sandy foundation and they are in danger of falling. All of the companies that are failing are doing so because of their own greed and recklessness. Home loans were turned into investment packages and many other bad ideas were allowed to come about because of greed.

If these companies had built upon solid foundations and principles that were put into place to safeguard the country after the Great Depression, we would probably be all right. It comes back to greed and pride. There is safety in old wisdom.

I cannot say a hundredth part of what I desire to say right now because this might not be the most appropriate forum to share the most treasured things in my heart. However, I can say that we need not fear what people can do or what problems may arise if we can see how temporary they are. We should be patient, long-suffering, forgiving and kind, especially when times are tough. Anyone who knows me knows that I definitely try to practice what I preach, so I hope you won’t think that I’m giving this advice lightly.

Let these organizations tremble because of their fear of falling. We will not fall if we are firmly planted on truth and honesty.

From his blog: Should I Buy a Franchise or Go It Alone?

How much is a brand worth when deciding whether to join a franchise? Throughout Australia there are plenty of agencies willing to sell their letterhead and designs to almost anyone willing to pay the money to get it. Real estate names like LJ Hooker, Ray White, Richardson & Wrench, Laing+Simmons, First National, Hocking Stuart and now McGrath are all competing with many others to get the agent-come-entrepreneur’s buck.

To secure the franchise there are a number of requirements – an office in a prominent position is usually one of them. This, in itself, is cause for alarm in a world where the Internet is a part of life and online searches are an everyday thing. Most of us use Google some or most of the time as an Internet search engine, yet how many of us have been to the Google office? Where is their office?

The answer is probably not one person reading this blog has visited a Google office, yet the Google brand is massive worldwide and is a shining light indicating how business will be run, won and lost in years to come.

As you might be able to tell by now, I am not a fan of outdated business models with high fixed costs that hinder innovation. Real estate is becoming more and more an online industry where agents and brokers visit clients or meet at properties – not the real estate office of old. It’s estimated that spending on newspaper property advertising will decrease by around 18 percent this year and the trend is expected to continue.

Our world is changing quickly and it is essential to look forward to how the world might look in five years time before committing to a franchise that might not allow you to best keep pace with the changes necessary to be successful – one of them is to keep fixed costs low!
